Public Hearing on Small Residential Dwellings (SRD)
This rezone affects most every street and neighborhood.

In 2015 the City Council voted on a work study pushing for Small Residential Dwellings throughout Gig Harbor. 
This rezoning doubles the housing density and further reduces off street parking. 
The impacts of gridlock traffic, inadequate parking, unsafe roundabouts and shortage of schools for our kids never gets discussed when these regulations are created.    
What is a small residential dwelling (SRD)?
           A small residential dwelling is a house with only 600 sq. feet of livable space on the first floor and one 300 sq. ft. required garage.  There can be a second floor with up to 800 sq. ft.
On ½ acre 4 - 6 homes are allowed.   On 1 acre 8 – 12 homes are allowed. Parking is required for only 1 car per home.
The height of the SRD is 35’ unless a height variance is allowed.  If the development is in the height restricted area 16’ height is allowed, unless there is a variance.

  If you live in Gig Harbor chances are these changes are coming to your neighborhood.  The rezone will happen in zones R1, R2, RB1, and RB2.  This “zoning virus” includes pretty much every area of Gig Harbor, reaching from one end of Gig Harbor to the other and spans the width of our town.   Take a good look at the zoning map.  The colors of light yellow-beige, bright yellow, orange and light orange are the colors of zones where SRDs will be allowed. 

There will be no more single family home zones in Gig Harbor.
Take a ½ acre lot where you are currently able to build one home, now slice it into 4 - 6 homes.
 There can be 12 homes on 1 acre. 
 This creates a financial windfall for developers.  Developers may use empty lots or purchase and bulldoze existing homes.  
 This explains why the out of town development company, Olympic Property Group (OPG) is sitting on the Downtown Waterfront Alliance Board of Directors. OPG is the development group that created the high density and gridlock traffic in Gig Harbor North. 
Why does this matter to you?
Take a look out your front door.
 Imagine 4 – 12 homes, 35’ tall in some areas.  Only 1 off street parking space per home.
All the other cars will be parking where you live.
 What about the traffic gridlock? 
What about water and sewer and electricity?
 Where will your kids go to school?
How will police, fire and medical vehicles get to you when you need them?
Developers do not pay their fair share now.  Who will pay for all this infrastructure?

The Future
            Last December Washington State through the Puget Sound Regional Council (PSRC) sent a powerful message to the Gig Harbor Mayor and City Council. 
Gig Harbor was advised to slow down out of control growth and to take actions to avoid further growth.  Gig Harbor has been asked to limit density until the infrastructure is in place. The city needs to explain to the state where the money will come from to fully fund infrastructure, streets, parks and schools before development is allowed.
            Gig Harbor has been advised to institute development standards appropriate to retain our small town character.
